A Title Register is an official UK title deed that contains the legal details of a property or land registered in England and Wales. When you order Land Registry documents, the Title Register normally includes the title number, the name of the owner, the tenure (freehold or leasehold), mortgages registered on the property and any rights or restrictions affecting the land.

A House Title Plan is a map issued with the property title document showing the location of the property and its general boundaries. The plan helps identify the land included in the title deed UK but normally shows general boundaries rather than exact measurements.

A Title Register usually includes the property description, title number, the name of the registered owner, tenure type, mortgage details if present, restrictive covenants, easements and sometimes the most recent price paid. You can download title deeds containing all this information in PDF format.

Yes. By performing a title search, the name of the registered owner is usually recorded in the Title Register. When you buy title deeds you can check who currently owns the property and other legal information relating to it.

Freehold ownership means the property and the land it stands on are owned indefinitely. Leasehold ownership means the property is owned for a fixed term under a lease agreement while the land itself belongs to the freeholder. Most houses are freehold and most flats are leasehold. This information is shown in the UK title deeds.

A restrictive covenant is a legal condition recorded on a property title document that restricts how the land can be used. Examples include restrictions on building extensions, running businesses from the property or storing caravans or commercial vehicles.

An easement is a legal right allowing one property to use part of another property for a specific purpose. Common examples include rights of way, drainage rights, utility access or rights of support between neighbouring properties. Easements are recorded in the title deed UK.

House Title Plans normally show general boundaries only. They help identify the approximate location of the property and the land included in the title but they usually do not show precise legal boundaries.

The property description recorded in the land register may differ from the postal address assigned by Royal Mail. This may occur if the property was registered before a postal address existed, if the property was later divided into flats or if the land was originally registered as a plot before construction. A title search will reveal the registered description.
